History of the Cottage

The cottage was built piece by piece by the Spencer family over decades. The front screened porch was originally the waiting service station for the steamboat Alice, which cruised Saratoga Lake at the turn of the 19th century. The Alice was docked and traveled from the area of Moons Lake House to the White Sulpher Spring. Alice made her last run in 1935. The ticket station was moved from its original location to the Spencer family land in the late 1930’s and attached to the existing cottage. The fireplace stones were gathered from the Petrified Sea Gardens in Saratoga Springs; you can see the ancient stromatolites embedded in the layers of Cambrian rock.



Canal & Pond

The pond and canal are part of the Spencer property. Now mostly untended, the “canal” at the northern side of the property was once clear and deep enough for personal watercraft to travel. Years ago, the Spencer family kept a boat in the pond and used the canal to get the boat to and from the lake. It is likely feasible to make this possible again.



Feasibility Findings

In July of 2021 a feasibility study was done on the entire property for a potential buyer. Included in the study were natural resource conditions (topography, flood plains, soil, drainage, etc), built physical conditions (utility services, vehicular access, land uses, etc), regulatory controls (city, NYS DEC, ACOE), and more. We have the full study and can make it available to qualified buyers.

Lake Information

Saratoga Lake is full of activity most months of the year. Boats of all kinds are allowed on the lake, with speed limits of 45mph during the day and 25 mph at night. There are slow zones by the Route 9P bridge and public boat launch. Waterskiing, jet-skiing and all types of water sports are enjoyed on the lake. Winter ice fishing is a popular activity here, too. The Saratoga Lake Sailing Club is a members-only club that has been active on Saratoga Lake for over 60 years. Even a few seaplanes are used on the lake. There are three public areas on Saratoga Lake: Brown’s Beach, the Public Boat Launch, and Waterfront Park. You’ll find lots of events on and around the lake all summer long: fireworks, movies on the lake, music, boat tours, and rowing regattas.


The Saratoga Lake Protection and Improvement District is the governing body that supervises, manages and controls Saratoga Lake and the lands surrounding for public benefit. The County Sheriff’s office staffs a marine patrol on Saratoga Lake.



Building & Making Changes to Property on Saratoga Lake

No permanent structures are allowed on the waterfront of Saratoga Lake. Docks are allowed but must be removable, and removed from the water in the off-season. Boathouses and other permanent structures are not allowed on the shoreline. A feasibility study indicates a boat house might be possible on the pond, or away from the shoreline 30’ or so.

As per all NYS waterways – no pesticides are allowed along the shoreline. Check with local pest companies or the DEC to learn about allowable treatments on waterfront property.



Right of Way

There is a deeded Right of Way (ROW) on the property for the owners of the brick cottage. The ROW allows travel on the gravel road from Kaydeross Park Rd to the brick cottage, and then from the brick cottage there is a 10’ wide ‘right to use” easement to the water, including 30’x30’ (approx.) at the water’s edge for lake access. We have a full survey map of this ROW and the deed, which we can provide to qualified buyers.



Best Use

We believe the best use for this property is as a single-family residence (estate) or a retreat of some kind. It is likely possible to subdivide, but the current owners are hoping to find a buyer who will keep the property intact.
